Traditional auctions generally are reserved for problematic properties and cash buyers. In recent years there has been several versions of online methods of auction, but both variants have their own unique issues. In Cornwall for traditional auctions it is difficult to bring together suitable stock and to gain sufficient interest in the room. Most of the current crop of online auctions are simply glorified versions of a normal sale and as such are not legally binding. Under the Hammer has devised a new auction model known as an "Online Traditional Auction" that combines the flexibility of online auctions with the legally binding nature of traditional auctions. Even better still the timescales involved will attract all groups of buyers and not just cash buyers, meaning we can sell via this method to buyers in chains and with mortgages if needed, whilst the vendor will get the full peace of mind that there is a fixed timescale that is legally binding.
To briefly understand the process: Newquay Property Centre and Under the Hammer work together to market your property through all of the usual channels for a period of 30 days. Within the last 72 hours of the 30 day period buyers can place an offer. The highest offer at the end of the 72 hours is legally binding and at this point exchange of contracts takes place. The buyer then has 56 days to complete the sale. The process is all on a no sale no fee basis and the only upfront cost for the vendor is the legal pack at £180 + VAT
